The large site was purchased by an investor wishing to develop and subdivide the lot into two torrens title dwellings. However, due to the local zoning restrictions, it was settled that it can be developed as a detached dual occupancy.

While the large site easily allowed for two detached dwellings, the challenge of the site was in designing for the stormwater drainage as the site slopes towards the rear, affecting the adjoining local golf course.
